A $300 payment is required at the time of booking.
The remaining balance is due 45 days prior to the arrival date.
Reservations made 45 days or less from the arrival date require full payment at time of booking.
Our preferred method of payment is by credit card.
We accept Visa, Master Card, and Discover.


Full Payment Due:
Full payment of balance is due forty-five (45) days prior to the arrival date. The balance is automatically processed using the credit card on file. No action is required from the guest.


Check-In/out Times :
Check-in time is 4:00 pm; Check-out time is 10:00 a.m. During Peak seasons not all units may be ready for check-in promptly at 4:00 p.m.


Cancellation Policy:
Any monies that are collected are non-refundable. This includes the first $300 payment. Once final balance is processed there are NO REFUNDS due to cancellation. Please purchase the optional trip insurance if you need to protect yourself from any unforeseen events that may cause you to cancel your reservation.


Travel Insurance:
Optional Travel Insurance which is provided by Red Sky Travel Insurance is available for purchase. The travel insurance can protect you from unforeseen events that may cause you to cancel your reservation. Please review the terms and conditions of the insurance coverage on the Red Sky website: (www.trippreserver.com). The travel insurance is available for a fee of 6.95% of the reservation total. If selected, payment is due at the time of booking and is funded from your reservation deposit (*Exclusions apply. Some properties will require the deposit plus the additional cost of the travel insurance to be paid at time of booking. This will be displayed during the booking process.). This stated premium covers the cost of the stay at the time of booking and not any items that may be added later. The option to purchase the travel insurance is not available after final payment is submitted on a reservation. Please contact Red Sky directly with any questions and/or to submit any claims.


Please view: www.trippreserver.com to obtain your travel insurance policy or certificate of insurance for your Covered Trip. The travel protection, if purchased, includes insurance coverage for Trip Cancellation, Trip Interruption, Travel Delay, Baggage Delay, Accidental Death and Dismemberment and Emergency Assistance. Please read your document carefully as certain limitations, restrictions and exclusions apply. The insurance coverage is underwritten by Arch Insurance Company and the non-insurance assistance services are provided by Red Sky's designated provider. Hurricane / Storm Policy:
No refunds are provided for inclement weather. We recommend you purchase travel insurance. Please contact Red Sky (866-889-7409 / www.trippreserver.com) to inquire as to terms and conditions of coverage for weather related events.


Security Deposit & Damage Waiver Option :
The vacation homes we represent are furnished and decorated with various items. Our staff thoroughly inspects each home and inventories its contents between each guest. You become financially responsible for any and all damage to the property and its contents from the date and time you check-in to the date and time you check-out. As a condition of rental, guests are required to post either a Security Deposit in the amount of $500.00 or purchase the Limited Damage Waiver, as described below.


Limited Damage Waiver:
A non-refundable Limited Damage Waiver protects you from being charged for a portion of accidental loss or damage that may occur during your occupancy. The purchase of the damage waiver is already included in the price of our properties. The Limited Damage Waiver does not cover damage or loss that is not disclosed. To avoid erroneous blame, you are required to immediately notify our staff if anything is amiss when you check-in and arrive at the rental property. You must inform our staff if there have been any incidents of loss or damage that have occurred during your occupancy prior to, or immediately upon vacating the rental property.


The Limited Damage Waiver does not replace or negate your responsibility for all members of your party as a primary renter. It does not pay for any act of intentional or negligent destruction, pet damage, re-keying, additional cleaning if the property is left excessively dirty, or other invoices associated with your rental that may be presented subsequent to your occupancy.


The Limited Damage Waiver is offered, administered, and funded solely by Sugar Sands, Inc.


Security Deposit:
A refundable security deposit may be required that will be retained until our staff has completed a check-out inventory and inspection procedure after you vacate the rental property. Should we find the home excessively dirty or that items are missing or damaged, the cost of additional cleaning hours and/or the cost of repair or replacement of the homeowner’s property will be deducted from your deposit. The remainder of your deposit that is not applied to these expenses will be refunded to you within 21 days. You remain responsible for, and will be charged for, the cost of any damage, repair, or replacement in excess of the Security Deposit, including any invoice associated with your occupancy that is subsequently presented.


Reservation Changes:
Changes to the booking dates and/or rental property have to be made forty-five (45) days prior to arrival for short term reservations and sixty (60) days prior to arrival for monthly reservations. Some properties do not allow changing a reservation to another property.


Family Rental Only and Age Requirements:
Reservations made for teenagers or young single groups will not be honored without an accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age and must occupy the rental property the entire term of the reservation. Any violators will be evicted according to Florida Statute 509-141 with forfeiture of all monies.


Falsified Reservation :
Any Reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment. Guest will not be permitted to check in.


Unit Assignments :
We reserve the right to change unit assignments. We try to accommodate your request; however, a specific unit cannot be guaranteed. This clause is typically reserved for unforeseen emergencies that may cause the rental property to become unavailable. We will use our best efforts to accommodate your stay and provide a comparable rental property. If a property unexpectedly becomes unavailable prior to your arrival you will be contacted immediately to discuss lodging alternatives.


Pet Policy :
Pets are not permitted. If evidence of a pet(s) is found in your unit or on the premises, you will be evicted immediately with no refund of rent or damage deposit.


No Daily Maid Service :
Housekeeping fee includes departure clean only. Linens and bath towels are included and not to be taken from the unit. An initial setup of trash liners, bathroom paper, and facial soap is provided. Extra items needed are the responsibility of the guest. Beach towels are to be provided by the guest. Upon departure we require that you remove all trash from the unit and all dishes be washed, if not there will be an additional housekeeping charge up to $100.


Utilities :
No refunds or discounts will be provided for failures or problems with HVAC, water heaters, TV, phone, pool, electricity, elevator, gas, water, or internet service. Outages will be reported immediately and best efforts will be made to restore service and/or appliance operation as soon as possible.


Rules and Regulations :
All Guests, as well as owners, are required to conform to all rules and regulations. Guests are subject to eviction, according to Florida Statue 509.141 with loss of all monies paid.


Smoking Restrictions :
Smoking is prohibited in ALL units. Additional housekeeping charges of up to $250.00 will be applied for additional cleaning expenses if guest is found to be in violation of this policy.


Units for Sale :
The unit you have selected or one like it may be for sale. If you are interested in purchasing a property please call our office to speak to a Real Estate Agent. In the event a property that you are renting is listed for sale, we may find the need to show the property during your visit. We will make every effort to schedule the showing at a convenient time so we do not disturb your vacation.


Agency Disclosure :
SUGAR SANDS, Inc is the agent of the property owner and is acting at all times, in and for the best interest of the owners. Agent will not be held responsible for acts of theft or vandalism or for damages to the guest's property or items left in the unit.


Hold Harmless :
This rental agreement is made upon the express condition that SUGAR SANDS Inc, its agents, employees and the unit owner shall be free from all liabilities and claims for damages and/or suits for or by reason of any injury, or death to any person or property of the guest, their family, agents or employees or third parties, from any cause or causes whatsoever while in or upon said rental premises or any part thereof during the term of this agreement or occasioned by any occupancy or use of said rental premises or any activity carried on by the guest in connection herewith, and the guest hereby covenants and agrees to indemnify, defend, save and hold harmless SUGAR SANDS Inc, its agents, employees and the unit owner from all liabilities, charges, expenses and costs on account of or by reason of any such injuries, deaths, liabilities, claims, suits or losses however occurring or damages growing out of the same.
